What Gets Painted in Zonnebloem

Zonnebloem is a mix: post-2000 residential developments and townhouse complexes alongside older stock and a fair amount of institutional and commercial property. The residential work is dominated by sectional title, which means the decisions are collective and the specification matters more than in a free-standing house.

The defining feature of the newer stock is flat or low-pitch concrete roofs and exposed walkways. These are waterproofing jobs, not painting jobs, and they are where the money goes. A membrane that has reached the end of its life cannot be rescued with a coat of roof paint, and complexes that try it usually end up paying for both.

Zonnebloem Painting and Waterproofing Prices

JobTypical range
Townhouse unit exteriorR24,000 – R48,000
Complex exterior, per unit shareR11,000 – R26,000
Flat roof or concrete slab waterproofingR250 – R470 / m²
Interior, 2-bed unitR13,000 – R24,000
Interior, 3-bed unitR19,000 – R34,000
Steel balustrades and railingsR200 – R420 / m
Passages, stairwells and lobbiesR12,000 – R32,000
Basement or parking floor coating and line markingR140 – R280 / m²

Guide ranges for planning. They assume sound substrate, two coats of a mid-to-premium product and standard access. On waterproofing, the condition of the existing membrane is the biggest single variable.

  • Waterproofing and painting should be separate line items with separate guarantees - bundling them hides which one failed
  • Complex quotes should state measured area as well as the per-unit share
  • West-facing elevations here take heavy afternoon UV and are worth an upgraded product

Getting the Timing Right

Waterproofing has a hard deadline: finish before the first winter front, which in practice means having the slab work signed off by mid-April. A membrane applied to a slab in May may never cure properly, and any moisture already trapped under it stays there for the season.

For exterior painting, March to April and early October are the workable windows. Zonnebloem is low-lying and reasonably sheltered compared with the mountain suburbs, so summer is more workable here than in Vredehoek, but midsummer afternoon heat on a west-facing wall still dries paint before it levels. Working around the building with the sun rather than against it makes a visible difference to the finish.

Interior unit work is season-independent, which makes it the sensible thing to schedule in winter when exterior crews are stood down anyway. Complexes that plan this way get better rates and better availability.

Specification Notes

  • Slab and flat roof: a reinforced acrylic membrane system - a.b.e. Super Laykold is a common local choice - or a torch-on system where there is ponding. Roof paint is not waterproofing
  • Walkways and balconies need a trafficable grade; a roof-grade membrane underfoot will wear through
  • Exterior walls: a premium acrylic with good UV performance such as Dulux Weatherguard or Plascon Wall & All, applied at the stated spread rate
  • Balustrades and railings need rust treatment and a metal primer before enamel, and the fixings into the concrete need checking at the same time
  • Stairwells and lobbies take constant contact - a washable low-sheen holds up where matt marks permanently
  • For rental units, a mid-tone neutral in a wipeable finish cuts the cost of every future turnover

Questions for Your Trustees or Managing Agent

  • Is the existing waterproofing being overcoated or stripped and replaced, and what is the guarantee on each
  • What is the measured elevation area and how does that convert to the per-unit levy
  • Are balconies, walkways and stairwells inside or outside the scope
  • What product and how many coats, named in the specification
  • How will access to occupied units be arranged and what notice will residents get
  • Is there a retention held until the first winter has passed

Zonnebloem Painting Questions

Can roof paint waterproof a flat concrete roof?
No. Roof paint is a decorative and protective coating for pitched tile or sheet roofs. A flat slab needs a membrane system with reinforcement at the joints and upstands. Using paint instead is the most common false economy on this kind of building.
How do we split the cost across a complex?
Usually by participation quota. Ask the contractor for the total measured area as well as the per-unit figure, because a lump sum with no area behind it makes it impossible to compare two quotes fairly.
Our walkway membrane is cracking. Overcoat or replace?
It depends on whether the cracks go through to the screed and whether there is moisture trapped underneath. A moisture test decides it. Overcoating a wet substrate seals the water in and the new layer blisters within a season.
When is the latest we can start waterproofing?
Aim to be finished by mid-April. Systems need dry conditions and a proper cure, and starting in May usually means either a rushed job or one that pauses part-finished when the rain arrives, which is worse than not starting.
Do interior unit repaints need to wait for good weather?
No, and winter is actually a sensible time to book them - crews have availability and rates are often better. Just keep the unit ventilated so coats dry properly between applications.
