Damp Is the Real Cost in Woodstock

Most Woodstock houses are Victorian or Edwardian terraces and semis built on solid masonry with lime plaster, and many were built without a damp-proof course or with one that stopped working decades ago. The result is rising damp: a tide mark up the internal wall, salt crystals on the plaster, and paint that blisters off in sheets no matter how many times it is redone.

Painting over it is the single most expensive mistake on this stock, because you pay for the job twice. The wall has to be diagnosed first - rising damp, penetrating damp through a party wall or parapet, and condensation all look similar and need completely different fixes. Once treated, the replaster needs weeks to dry before it can take paint. That sequence cannot be compressed, and any contractor offering to do it in a week is not doing it.

Sequencing the Work Through the Year

Woodstock timing is driven by drying, not by comfort. If damp work is involved, the sensible plan is to survey in late summer, do the injection and replaster in February or March, and paint in April once the new plaster has genuinely dried. Fresh plaster needs roughly a week per centimetre of thickness to dry, and painting it early traps moisture and alkali, which burns through the film.

For exteriors without damp work, late March to April and early October are the reliable windows. Woodstock is lower and more sheltered than the mountain suburbs, so summer wind is less of a stopper here than it is in Vredehoek or Devil's Peak Estate, but the winter rain is the same and just as disqualifying.

Roof and parapet waterproofing should be finished before the first front arrives. Anything left to May is likely to be an emergency patch rather than a proper job, and patches on box gutters rarely hold through a full winter.

The Right Paint for Old Lime Plaster

• Solid walls with original lime plaster need a breathable coating - a mineral or silicate paint, or limewash - so moisture can leave the wall as vapour
• A standard acrylic on lime plaster seals the surface, traps moisture behind it and blisters. This is the most common reason a Woodstock repaint fails within two years
• Sections that have been replastered in cement render can take a normal exterior acrylic; it is fine to use two systems on one house where the substrates differ
• New plaster is highly alkaline, so it needs either a full cure or an alkali-resistant primer before topcoats
• Corrugated iron roofs need a rust converter on pitted areas and a galvanised-compatible primer before the roof coating - acrylic straight onto bare or new galv will peel
• Interiors on damp-prone walls benefit from a breathable finish too; a plastic-feeling washable coating on an affected wall just moves the problem

• What the drying period is between replastering and painting
• Which walls are getting a breathable system and which are getting standard acrylic, and why
• Whether the parapet, box gutter and downpipes are included
• How the party wall is being dealt with and whether the neighbour has been approached
• A guarantee that is specific about what is covered - damp treatment and paintwork are usually guaranteed separately
